Lottery Information

There are two projects being leased at Smith Ranch. The LIHTC project will be first come first serve and will serve households earning between 30% and 60% AMI (Area Median Income). The Workforce project will be a lottery process and will have income restrictions for households between 80% AMI and 120% AMI and will require employment in Summit County. 


We will begin accepting Holding Forms for LIHTC, on a first come first serve basis on November 21, 2024 at 10am. These can be accepted in person at the onsite apartment leasing office at 55 Tumbleweed Lane in Silverthorne or via email at smithranch@gormanusa.com. Holding forms can be picked up at the office or printed from our website www.smithranchapts.com under “waitlist”. Holding forms will be date and time stamped and entered into our waitlist. Holding forms will not be available until November 21st at 10:00AM.  After your holding form is submitted, you should expect a phone call and/or email within 3 business days to schedule an appointment to complete the full application for residency. Once we reach out, you will have 2 business days to schedule an appointment with the office.

Smith Ranch Workforce will start accepting holding forms on November 14th at 10am and will continue to collect these until November 25th at 4:00pm. You can obtain a holding form by visiting our leasing office at: 55 Tumbleweed Lane in Silverthorne or by visiting our website at www.smithranchapts.com. Holding forms will not be available until November 14th at 10am. Incomplete holding forms that are submitted with missing information or the acknowledgement form not signed will not be accepted. Holding forms and signed acknowledgment forms MUST be returned to us in person at the leasing office or via email at smithranch@gormanusa.com by the deadline, November 25th at 4PM. The lottery will be conducted on November 26th.
